Questions homeowners ask before they commit to roof work.

How much does roof restoration cost on the Sunshine Coast?

It depends mainly on roof size, condition, the number of storeys and what you include. For a typical single-storey tile roof of 150–220 m², a Standard restoration usually lands around $6,000–$10,500 incl. GST, and less or more for other packages and conditions. See the pricing guide or build your own online estimate. Your fixed written quote follows a free Roof Health Check.

Is the online estimate a quote?

No. It’s an indicative range based on what you tell us and typical roofs. Your fixed price comes after we’ve been up on the roof. If the quote lands outside your range, we’ll show you the line that changed and why.

Should I restore or replace my roof?

Restoration suits roofs that are structurally sound but worn. If battens are rotten, tiles are failing across the roof, or leaks persist after proper repairs, replacement can be better value. We’ll tell you which at the Roof Health Check. More in our restore or replace guide.

Will restoration fix my leak?

Most tiled-roof leaks come from cracked tiles, failed ridge pointing or rusted valleys, which restoration addresses. Some come from flashings, skylights or plumbing, so we find the cause first.

Can you paint over a failing or cracked ridge?

No, and nor should anyone. Ridge capping that is cracked or loose needs to be re-bedded and re-pointed first, otherwise the coating just hides the problem. It’s the first thing we check.

How long does it take, and what about rain?

Three to five working days for most single-storey homes. Coatings can’t go on wet tiles or ahead of forecast rain, so we schedule around the weather, tell you when we’re rescheduling and why, and keep the roof watertight between stages.

How long does a restored roof last?

We don’t make blanket promises. It depends on the preparation, the condition of the tiles and ridge, the product system and the weather. The coating manufacturer’s material warranty is up to 15 years but covers film integrity only; see warranty explained.

What’s the difference between the manufacturer’s warranty and yours?

The manufacturer’s warranty covers the coating material: peeling or cracking from a product fault. It doesn’t cover labour, preparation, colour fade or mould. Our workmanship warranty covers how the job was done and is set out in writing with your quote.

Do you need a QBCC licence and home warranty insurance?

In Queensland, domestic building work over $3,300 incl. GST needs a QBCC-licensed contractor, a written contract and home warranty insurance, with capped deposits and a five-business-day cooling-off period. Our licence number is on every quote so you can check it.

How much deposit do you take?

Within the limits set by Queensland law for domestic building work: no more than 10% for jobs between $3,301 and $19,999, and 5% for $20,000 and over. The balance is due on completion. No large upfront payments.

What about asbestos?

Concrete and terracotta tiles don’t contain asbestos, but some homes built before 1990 have asbestos cement eaves, gables or flashings. We check at inspection. These surfaces are never pressure-cleaned and are excluded unless handled by a licensed removalist.

Can you work around my solar panels?

Yes. Where panels need to come off for a proper job, a licensed electrician isolates, removes and refits them. It’s a separate line on your estimate.

Do you do metal, terracotta, steep or three-storey roofs?

Our online estimate covers concrete tile roofs. Terracotta needs a different primer, and glazed terracotta is often better cleaned and re-pointed than coated, so it needs a personal inspection, as do roofs over 40° and three storeys and up. We don’t restore metal roofs at this stage.

How accurate is the colour preview?

It’s an illustration to help you narrow down colours. Screens vary and daylight changes how a colour looks, so we bring real samples to your Roof Health Check.

Do I need to be home for the Roof Health Check?

No. Most checks take 30–45 minutes from outside. We’ll send you the photos and findings afterwards.

What happens to my details and photos?

We use them to prepare and follow up your estimate and book your Roof Health Check, and nothing else unless you opt in. We never sell your information. See our privacy page.
